The Tyrone Planning Commission on Feb. 28 gave unanimous approval to a preliminary plat consisting of 40.86 acres that will be the site of the Hobgood Business Park. The site is part of a larger tract of more than 300 acres on the town’s north side situated on the west side of Ga. Highway 74 north of Peggy Lane/Jenkins Road and south of the intersection of Sandy Creek Road and Hwy. 74. The property is owned by Hobgood Family, LP.

Project representative Rick Sewell said the 41-acre site is slated to be divided into nine lots ranging from 3.6 acres to more than 6 acres. The preliminary plat came with the same M-2 (Heavy Manufacturing) zoning already in place in the 300-acre area.

“The intent is to make these buildable lots ready for those looking for a business-industrial environment,” Sewell said.

Sewell said an initial prospect for the site is now in place. That prospect is a business currently located in Fayetteville that was recommended by the Fayette County Development Authority, he said.

“The business needs more space but doesn’t want to leave Fayette County,” Sewell said, noting that the Hobgood property includes some of the remaining heavy industrial-zoned land in the county.

Also at the Thursday night meeting, the commission approved the preliminary plat for a 35.72-acre site on Laurelwood Drive that includes 10 residential lots of 3 acres or more. The property carries a CR-3 zoning requirement.
