The Peachtree City Planning Commission heard an initial proposal on Sept. 8 that could lead to the development of the headquarters for Massana Construction on six acres on the future MacDuff Parkway section near Senoia Road.

The staff report noted that the property, currently zoned GI (general industrial), will serve as the new headquarters for Massana Construction and will include an office building, an equipment building and a drop yard. Totaling 3,765 sq. ft., the one-story building will be constructed of stone-relief concrete and glass.

The 6.36-acre property is located immediately to the south of the future MacDuff Parkway and is adjacent to the CSX Railroad line and Senoia Road to the east.

Commissioners noted that, given the current industrial zoning, there is nothing to stop the project from proceeding.

Senior Planner David Rast said plans call for the property to be accessed by way of an existing easement leading to Wilkes Grove Baptist Church until MacDuff Parkway is completed and open to traffic.

A new driveway to the church will be constructed once MacDuff Parkway is completed, Rast added.

Another tract of industrial-zoned property in Wilksmoor Village, and of similar size, is located to the north of the Massana property. The remainder of the large Wilksmoor area is zoned residential.

Company owner Mark Massana said the primary focus of his Tyrone-based business is working with the Ga. Dept. of Transportation.

The developer is proposing to demolish the current building situated on a 1.4-acre tract and construct a 7,500 sq. ft. building. Future plans call for the potential of adding a second phase totaling 2,500 sq. ft.

Project engineer Joey Scanlon proposed that south side of the site be opened for interparcel access and that a cart path be installed the rear of the property to provide a link to nearby residences.

Both projects are expected to be formally presented at the Oct. 13 planning commission meeting.
