From banks to burgers at Pavilion

A new Wendy’s restaurant has been proposed for property previously occupied by Wachovia Bank on the northwest corner of Ga. Highway 85 and Pavilion Parkway. The proposal was presented Tuesday at the Fayetteville Planning and Zoning Commission and could be up for a vote as early as next week.

The proposal calls for the old Wachovia Bank building to be demolished, said city senior planner Linwood Robinson. In its place across the parking lot from the Home Depot would be a 2,997 square-foot restaurant building with a drive-thru window and a dumpster pad.

Robinson said Wendy’s International, Inc. submitted applications for development plans for the restaurant, a variance for required parking and a special exception needed for a drive-thru window in a C-4 zoning district.

To be situated on a one-acre site, architecture for the new building is a typical design for the company but small attempts have been made by the applicant to mirror the architectural influence of the Pavilion planned center, Robinson said.

Development plans showed an exterior of brick veneer, stucco and painted metal trim materials. Cultured stone column base accents, accent lighting, a copper metal roof, vinyl fabric awnings and a low wattage florescent light band would complete the exterior design, said Robinson.

Robinson said the variance request for parking stems from the 31 parking spaces on the application compared to the city formula that requires 39 spaces, one for every two seats proposed for the 77-seat restaurant.

Concerning the special exception for the drive-thru window, Robinson said Wendy’s expects 65 percent of its sales to come from drive-thru business. Robinson said city staff did not anticipate a problem with issuing a special exception.

Planning staff are recommending approval of the variance and special exception requests and also on the development plans, contingent on resolving questions on the lighting plan, dumpster enclosure and the color of the building’s exterior awnings.

Wachovia Bank merged with Wells Fargo Bank in 2010.
