Developer wants to put 99 homes adjacent to Kedron subdivision

A Step One annexation request for 100 acres along Dogwood Trail will be considered May 6 by the Peachtree City Council. The proposal requests zoning to accommodate up to 99 single-family detached homes.

Applicant Chadwick Homes has two tracts totaling approximately 100 acres in unincorporated Fayette County situated on the north side of Dogwood Trail. The tracts are located a short distance east of Ga. Highway 74.

The request would have the property zoned R-22 for single-family detached homes. R-22 zoning permits up to two units per acre, according to Senior Planner David Rast.

Rast said the zoning would be consistent with the existing zoning in the Kedron Hills subdivision immediately to the south.

Rast said the schematic plan calls for up to 99 lots with internal parks, open space and a private amenity area. Plans also identify potential connections to the adjoining parcels situated in the unincorporated county should they be annexed in the future.

A single point of access would connect the subdivision to Dogwood Trail. And while there are no road connections extending to Kedron Hills, the plan does propose multi-use path connections to Astoria Lane and Loring Lane.

A project description noted that the neighborhood could be the core beginnings of a larger annexation area for Peachtree City.

The city’s two-step annexation process requires that a developer present the proposal so the council can determine if the request should proceed through the annexation and zoning process.

The first step of the two-step process provides a general overview of the proposed annexation.

If recommended by the council, the second step would allow city staff to work with the applicant to develop a detailed analysis of the proposal, develop a schematic master plan for the property and develop a recommendation for the Planning Commission and City Council.
