Medical building to locate across from Piedmont Newnan

The new Piedmont Newnan Hospital had not opened and already preparations were being made for other healthcare providers to locate in the Poplar Road area near Interstate 85. Ground has now been broken for the 40,000 square-foot Newnan Professional Center (NPC) that is expected to open in December on Newnan Crossing Boulevard at Poplar Road.

The multi-tenant medical office center is a project of South-Tree Enterprises and Quantum Commercial Real Estate, both based in Peachtree City.

The two-story medical office building will total 40,000 square feet, with more than half the office space already under lease, according to Quantum broker Paul Schwinne.

“With the May 8 move-in date for Piedmont Newnan Hospital’s new 136-bed facility, we felt the timing was perfect to kick off this project. The building is currently 60 percent pre-leased and we’re confident the remaining space will be leased quickly,” said Schwinne. “We’ve had a good amount of interest in this project and are pleased to have two practices from Piedmont Physicians Group (PPG) and a division of Piedmont Newnan Hospital on board as our first tenants. The land has been secured and leasing efforts continue in earnest. We still have space available on both floors.”

PPG Ophthalmology and Piedmont Newnan Hospital’s Wound Care and Hyperbaric Center will relocate to the first floor of NPC, with PPG Internal Medicine and Ankle & Foot Centers of Georgia occupying space on the second floor.

Designed by Jefferson Browne Designs, the building will have a brick and glass exterior with high-end interiors, in keeping with the finish level of the hospital campus. The natural setting of NPC will be maintained with numerous landscaped beds. The facility will offer plenty of parking, a covered patient drop off and a hospital-sized elevator to accommodate medical office needs, South-Tree representatives said.

Schwinne said the new medical office building is the first of three that South-Tree plans to build on the 12-acre site.

“There is such a high demand for medical space in that immediate area. We will have the new Piedmont Newnan Hospital located across the street, the Cancer Treatment Centers of America, which is just 1.5 miles away, a proposed 50-bed Health-South Rehab Hospital, which will be located next door to NPC and the new Poplar Road exit for easy access to anyone traveling north or south on I-85,” Schwinne said.

South-Tree President Chuck Ogletree said the office should be ready in December for tenants wanting to be in by the end of the year.
