South Jeff Davis rezoning from commercial to residential gets planning OK

A request to rezone a half-acre property on South Jeff Davis Drive just south of Ga. Highway 54 from commercial to residential was recommended for approval on Nov. 17 by the Fayetteville Planning and Zoning Commission.

The vote by planning commissioners was unanimous.

Situated four lots south of Hwy. 54 and across from Johnson Avenue, the request was for the two undeveloped tracts to be rezoned from C-1 (Downtown Commercial) to DR-15 (Two-family Residential) to accommodate the development of two freestanding duplex buildings on each tract, for a total of four residential units on the overall 0.56-acre tract.

City staff said the subject tract is located within a larger area surrounding the historic downtown square and designated as Walkable Mixed Use on the Future Land Use Map. The Comprehensive Plan characterizes the area as pedestrian-oriented.

The properties to the north, east and south are zoned C-2 (Community Commercial), DR-15 (Two-family Residential) and RMF-15 (Multi-family Residential).

Staff recommended approval of the rezoning request.

The vote to recommend approval by the commission will be followed by the request moving to the City Council for consideration.
