F’ville OKs Oddo rezoning

Rezoning of the largest remaining tract of undeveloped residential land in Fayetteville was approved Oct. 16 by the Fayetteville City Council on a 4-0 vote. The tract will be the site of 77 homes located on 60 acres along Redwine Road. The property is owned by Councilman Paul Oddo, Fayette County Commissioner Chuck Oddo and their brother Warren.

Though approved for 84 lots under R-30 (.75-acre lots) zoning several years ago, developer D.R. Horton had asked for R-22 (.5-acre lots) zoning for 77 homes.

Normally, an R-22 zoning for 60 acres could mean up to 120 homes, though the vote limited the number of homes to the 77 requested. Community Development Director Brian Wismer recommended, and the council agreed, to have the 77-home limit included as a condition on the proposal.

Both R-22 and R-30 zoning carry a minimum house sizes of 1,800 sq. ft.

Entry and exit to the development will be by way of Redwine Road at the intersection with Ramah Road. A four-way stop will initially be installed, though the potential exists that a roundabout will be installed in the future.

It may be years before all of the property is developed. Councilman Oddo said there are no current plans to vacate the family’s CPA business, which is adjacent to Redwine Road on the north side of the property.

Oddo did not take part in the discussion or the vote.
