36 acres on North Hwy. 85 gets commercial-residential zoning

A proposal to rezone approximately 36 acres on Ga. Highway 85 North in Fayetteville for commercial and residential uses received unanimous approval from the Fayetteville City Council at the March 15 meeting.

Currently zoned single-family residential, C-3 (highway commercial), rezoning was approved for the commercial portion of the property adjacent to Hwy. 85 and R-THC (residential townhouse/condominium) for the residential area to the rear of the property.

Council members noted that the single-family zoning pertaining to one-acre lots would likely never be utilized for that purpose due to the property being located next to Hwy. 85 and surrounded on three sides by commercial property.

A project of Brent Holdings LLC, plans called for commercial zoning along the east side of Hwy. 85 immediately north of Banks Road, in an area along the roadway totaling approximately 14.4 acres. Plans call for approximately 30,000 sq. ft. of retail along Hwy. 85.

Situated on the Satterfield property, the acreage is bordered by Banks Road commercial to the south, Aldi and Lowe’s to the west and J and R Clothing to the north. Property to the east is zoned residential in unincorporated Fayette County.

Plans for a second aspect of the project, situated 21.5 acres to the east of the commercial proposal, called for 68 townhomes to be constructed with access to Banks Road.

The townhomes are planned to carry a price beginning at $250,000.

Two nearby residents expressed concerns about the development as proposed. Among their concerns were increased traffic, increased density, impacted home values and crime.

The property includes two ponds that will be maintained.

The commercial portion of the property will be developed first.
