The Fayetteville Planning and Zoning Commission on May 23 heard an initial presentation on plans to construct a new office building on Veterans Parkway adjacent to the Pinewood Forrest Development.

Developer Jimmy Pace proposed The Overlook, a three-story office building to be located on less than one acre at the intersection of Veterans Parkway and Sandy Creek Road. The acreage is the only immediate property not already included in the expansive Pinewood Forrest development.

Conceptual plans call for the three-story building to total 21,420 sq. ft.

The applicant is requesting a PCD (planned community development) zoning from the current R70 (residential). The Pinewood Forrest property surrounding the proposal area is also zoned PCD.

The proposal calls for a structural steel and brick building, with windows to replicate an early 1900-era industrial warehouse converted to Class A office space.

The name stems from the upper balcony amenity meant to provide an outdoor feature to the office building. The plan also calls for a cart path to be located along the front of the property.

Presented as a work session topic, The Overlook will return to the commission in June as a formal presentation.

If approved, the project would get underway immediately with an 8-12-month completion date.
