The Fischer Crossing commercial development will get a car wash and detail center, but a Feb. 17 vote by the Coweta County Commission did not include a proposal what would have included an oil change business on the site.
Commissioners heard the rezoning request for a 2-acre tract near the Sam’s Club at Fischer Crossing that proposed to establish and car wash, detail center and oil lube center.
Commissioners following recommendations from the county’s planning department voted unanimously to approve the rezoning for the car wash and detail center but not to include the oil lube portion of the request.
The property located on the northwest corner of Ga. Highway 34 and Fischer Road was zoned C-7 (commercial major shopping district) and was approved for a C-8 (heavy commercial shopping district4) zoning designation.
As approved, the automotive complex will include a 2,800 sq. ft. detail center, a 3,200 sq. ft. carwash/equipment room, a pay kiosk canopy and a vacuum pump canopy.
The county planning department had recommended that the proposal be denied.
Other conditions with the approval state that the stormwater ordinance must be held in compliance and the development will meet the requirements of the Quality Development Corridor Overlay District unless a variance is granted through the normal variance process.
Zoning Administrator Angela White in a Feb. 6 letter said, “The site plan is very difficult to conceive of actually coming to fruition as the various buildings are all located in front yard setbacks. What once began in telephone discussions as a car wash has become an automotive complex.”
