Coweta County commissioners at the July 19 meeting approved a rezoning proposal that will lead to the construction of a 5,023 square-foot U-Haul self-storage and truck rental facility on the south side of Ga. Highway 34 just west of Thomas Crossroads. The rezoning approval for the site immediately to the west of Starship Adult Novelties and Gifts changed the zoning to C-8 (Heavy Commercial District) from Old C (Old Commercial) zoning.
County Director of Planning Robert Tolleson in a recent letter said a conceptual site plan submitted for the vacant property by Highway 34 Investors, LLC shows the construction of a 5,023 square-foot building for use as a U-Haul Self-Storage and truck/trailer rental facility that will be divided with 3,358 square feet of showroom/office space and 1,665 square feet for warehouse/storage space.
Tolleson said the requested C-8 zoning would allow for storage facilities which are not available under the current zoning category.
C-8 zoning districts include retail and service uses which can generate loud noises and require large areas for open storage, Tolleson said, adding that the four-acre site is situated in the Quality Development Corridor Overlay area and comes with the requirement that county staff ensure that overlay goals are met.
Tolleson also noted that approximately two of the four acres are intended for the proposed use and that no proposal has been made on the use of the remaining two acres. Once proposed, the applicant will be required to request another zoning amendment.
