Grady/Hwy. 54 commercial rezone OK'd by planners
A reconfigured commercial rezoning for several retail and office buildings off Grady Avenue and Ga. Highway 54 has been approved by the city's Planning and Zoning Commission.
Tuesday night, the commission voted to recommend a downtown commercial rezoning of the property from its current residential designation. The parcel is located across Grady Avenue from a gas station.
The plan includes three retail buildings which vary in size from about 10,000 sq. ft. to 14,000 sq. ft. and two office buildings which will be 6,000 sq. ft. each.
The city's future land use plan calls for office use.
The city's planning staff recommended approval of the rezoning, noting that current land uses in the area are a mix of retail and office uses.
A plat for a 14-home subdivision in downtown Fayetteville off Grady Avenue was also approved by the commission Tuesday night.
The action, however, was contingent upon rezoning of an adjacent parcel that will increase the entire site's size from 8.39 acres to about 10.39 acres, which could allow four more lots to be added.
The 8.39 acre site was rezoned earlier this month by the Fayetteville City Council from R-30 to the more dense R-22 zoning. The developer wants the subdivision to be a Planned Unit Development, meaning it will have at least 20 percent of the parcel's developable area left as open space.
