More commercial proposed for Thomas Crossroads area

Recession or not, another business development is making an application in Coweta County. A rezoning application submitted by Bailey Station Holdings, LLC to develop an automobile services and supplies campus at Ga. Highway 34 East and Andrew Bailey Road is scheduled to come before the Coweta County Commission in June.

The request would have the 6.48-acre property located just east of Thomas Crossroads rezoned from C-6 (Commercial Minor Shopping Center) to C-8 (Heavy Commercial District). Proposed for the area one lot west of the northwest corner of Hwy. 34 and Andrew Bailey Road is a tire store, auto care center, and pest control business fronting Hwy. 34 and car wash in the rear of the property, according to Coweta County Director of Planning Robert Tolleson.

Tolleson said anticipated traffic in and out of the development would be expected to have a moderate impact in the area. Weekday trips would likely total 492, with 896 trips on Saturdays and 697 on Sundays, Tolleson said.

Tolleson said the proposal is consistent with the county’s comprehensive land use map and development goals and objectives.

“The subject property is located within the Commercial Corridor & Commercial/Office Employment Center Character areas and is more consistent with the goals of the Commercial Corridor character area,” Tolleson said. “The proposed use is consistent with the type of uses that have developed in this section of the SR 34 East commercial district. The proposed use is consistent with objectives to locate commercial uses within the existing commercial districts and locations recommended for development of commercial land uses.”

The proposal also includes the request for two right-in, right-out driveways, one of which already exists, Tolleson said.

The proposal calls for water and sewer to be supplied by the Coweta County Water and Sewerage Authority.

Tolleson said the county Planning & Zoning Department is recommending approval of the rezoning request.

The initial proposal of the rezoning request will be heard at a public hearing before the commission on June 21.
