The land clearing along Ga. Highway 54 West in Fayetteville east of Burch Road and adjacent to Ginger Cake Creek will lead to the construction of the Heartis senior living community featuring independent living, assisted living and memory care units.
Approved in late 2015, the 3-story senior living community will include 80 independent living units, 56 assisted living units and 32 memory care units, according to approved plans.
The size is estimated and currently targets approximately 160,000 sq. ft. with potential resident population of approximately 160-170 in a development of up to three stories. Based on operation expertise on similar projects, the target parking ratio is .8 spaces per unit. Pending market demand, Heartis would like to reserve the right to provide up to 150 units with appropriate parking, according to national healthcare real estate firm Caddis.
Caddis intends to build 4-5 locations throughout the Atlanta metro and surrounding areas. Fayetteville is intended to be the first location, according to information provided by the city.
