West Village subdivision receives 1 OK, 1 not yet

Conceptual plat plans for two phases of the Everton subdivision in the West Village got mixed reviews by the Peachtree City Planning Commission on June 12. One of the items was approved while other failed to get an OK.

It was noted at the meeting that no project representatives were in attendance.

City planning staff said Pulte Homes submitted a conceptual plat for Everton Phase 8 on the west side of MacDuff Parkway. The plat is for 48 lots and reserves two parcels totaling 4.4 acres for neighborhood commercial and 4.3 acres for an amenity area, as approved in the rezoning.

The total land area for Phase 8 is 37.8 acres. The property was rezoned to LUR-15 (limited use residential) in 2007, city planning staff said.

Commissioners prior to the vote to disapprove the request noted that areas of the plat did not indicate the location of some of the cart paths as required by the master plan document for the area from 2007.

Commissioners voted not to approve the conceptual plat because it “does not meet the spirit of what Peachtree City is about.”

Staff recommendations included the submission a landscape plan for the greenbelt area along MacDuff Parkway prior to final plat approval and adherence to the tree ordinance.

The conceptual plat plans for the Everton subdivision’s Phase 5, also on the west side of MacDuff Parkway, was approved by planning commissioners with conditions pertaining to the diameter of planted trees and the need for the developer to work with staff to come up with solutions to provide cart paths per the requirements of the 2007 master plan.

The total land area for the phase is 47.4 acres and is proposed to include 117 lots and 6.8 acres of open space and stormwater management.

Concerns by commissioners dealt with sufficient cart path connections in the west village area. Though multi-use path plans were not shown on the conceptual master plan approved in 2007, city staff said the developer had complied with staff requests to add a path connection to the northern property line in anticipation of future residential development on neighboring property.
