The requirements needed for the construction of a 9,600 sq. ft. retail and professional center on Ga. Highway 34 and Ruth Drive were approved Tuesday by the Coweta County Commission.
The request by 75 Jackson, LLC centered on a rezoning request for C-3 (Commercial Retail District) from the current RC (Rural Conservation) zoning. The 2.14-acre site is located at the intersection of Ruth Drive and Hwy. 34, just east of Sullivan Road.
The proposed development will have shared access from an existing driveway on Hwy. 34 East that is currently used for the existing adjacent commercial building. The proposal came with parking for 48 vehicles. The traffic analysis accompanying the proposal anticipated a volume of 425 vehicles per day.
The proposed site plan incorporates a 9,600 sq. ft. building designed to complement the adjoining commercial structure of 10,200 sq. ft., also owned by the applicant. The Spanish-style of terracotta roofing, brick and stone will be continued to highlight the architecture along the Quality Development Corridor District, according to county planning staff.
Staff recommended approval for the request and commissioners approved the request by unanimous vote.
Commissioners at the meeting also approved a buffer variance for a portion of the west side of the development.
The Ruth Drive property is located in the Hwy. 34 Quality Development Corridor District.
The approval by commissioners is just the latest in a number of other retail and office projects. Commissioners in April approved the rezoning of what will become a medical office and retail complex situated on 15 acres at Poplar Road and Newnan Crossing Bypass East.
The development is situated approximately 1,500 feet west of I-85. It will be positioned on the opposite side of I-85 from Piedmont Newnan Hospital and a growing number of large medical office buildings.
The location is also significant because plans continue to take shape for what in the next few years will be a full-diamond interchange at Poplar Road and I-85.
