There is a new residential community beginning to take shape in Fayette County. A product of the Reynolds Development Group, Haddonstone is the site of what will become 52 custom one-acre homesites and 62 acres of nature preserve on 119 acres along Redwine Road just north of Ebenezer Church Road. The subdivision’s model home opened last weekend.
Haddonstone’s builders include Reynolds’ New Leaf Homes along with a preferred builder group that includes Chris Parrott Homes and John Bynum Custom Homes. Reynolds Signature Communities President Terry Russell said each builder brings exciting, fresh designs intended to maximize both indoor and outdoor living. Homes in Haddonstone will range from the mid-$300’s to $500’s with floorplans ranging from 2,500 square feet to more than 4,000 square feet.
“We’re much more about understated elegance,” said Russell Friday as he and a house full of others visited the company’s model home. “That’s where we think the market is headed.”
The Reynolds Capital Group acquired the Haddonstone property in December 2009. Commenting on the timing for the opening of the development on Redwine Road, Russell said, “Reynolds takes the longer view on its investment properties. And we believe in the long-term fundamental of Fayette County.”
Already possessing a familiarity with properties in Fayette County, Russell said the decision to bring the residential development to Fayette is due to the local focus on lifestyle and family that is similar to the values integrated into the company’s Reynolds Plantation development on Lake Oconee and the fact that Fayette is a stable community with lower unemployment, generous homesite sizes and good schools.
“Fayette County has all the things we think are important,” Russell said.
Bordered by a 62-acre nature preserve with walking trails, Haddonstone is a community of 52 one-acre wooded homesites.
The community’s amenities, to begin construction in 2011, include a two-acre fishing lake with dock and trail and the Central Park event lawn which offers an outdoor venue for special family celebrations and community gatherings. Once completed, the amenity area will feature a pool and pavilion, with an outdoor fireplace and decorative garden wall and a dedicated “play park” for children.

Designed and constructed by New Leaf Homes, the 3,300 square-foot model home features a number of energy-efficient details for sustainable living, which are standard in all its homes. Listed at $450,000, the custom two-story model home with basement comes with four bedrooms, four bathrooms and a main floor that is full of open space yet complimented with recessed seating and living areas. The home also features a unique library alcove on the upper floor that overlooks the living room.
Russell said it is important that aside from Reynolds’ custom homebuilder, New Leaf Homes, the Haddonstone development will also feature the work of preferred builders, Chris Parrott Homes and John Bynum Custom Homes.
“The builders are very thoughtful. We’ve had a lot of discussion about what families and buyers want today. What they want today is different than a few years ago,” Russell explained, noting the current expectation for compartmentalized rooms with distinct features as an example.
Also of significant importance is building homes that are energy efficient and sustainable.
“Homes need to fit with the landscape and the community to put as little stress as possible on the environment,” said Russell.
Making the point, Russell said the homes at Haddonstone will be constructed using TechShield Radiant Barrier sheathing, PolySeal insulation, upgraded house wraps and composite or Hardie Plank exteriors.
Commenting on the opening of the subdivision’s model home, Russell said 2011 will be a re-building year and now is an appropriate time to launch Haddonstone.
“It’s a great time to buy,” Russell said.
Reynolds Development & Management Group General Manager Jason Wingfield said the construction of additional homes will likely come as homes are ordered, though one or more of the builders could begin construction of additional spec homes in 2011.
