A proposal to rezone 122 acres near Ga. Highway 34 in east Coweta for the Grace Manor subdivision and retail area will be presented at the Jan. 19 meeting of the Coweta County Commission.
Situated on 122.3 acres along Hwy. 34, the property is just west of Ebenezer Church Road and east of Thomas Crossroads. The residential area totaling 113.97 acres would be the site of an independent living retirement community under RRCC (residential retirement community and care district) zoning.
The conceptual site plan calls for 174 homes, situated in two areas and separated by a 100-year flood plain.
The residential component would be situated immediately behind the Heritage Baptist Church property.
The proposal shows a 10,000 sq. ft. community center, 8,000 sq. ft. flower garden and several small sitting areas. The community center is required to be a minimum of 2,720 sq. ft.
Fronting Hwy. 34 would be an 8.33-acre parcel requested for C-6 (minor commercial retail) zoning.
As presented, the commercial proposal calls for three buildings, each at 15,000 sq. ft.
The rezoning proposal will be heard on Jan. 19 at 6 p.m. in the commission chambers located at 22 East Broad Street in Newnan.
