Rockaway Road rezoning request gets Planning Commission approval

The Peachtree City Planning Commission on July 13 recommended an action that could lead to 30 residential townhome units on Rockaway Road, directly across from Somerby of Peachtree City. Next stop for the proposal is the City Council Thursday, July 16.

The applicant requested the rezoning of .76 acres from OS-C (open space community) to LUC-20 (limited use commercial) pertaining to the property across Rockaway Road from Somerby. The property is situated immediately south of the Meade Field Recreation Complex.

The .76-acre “sliver” at issue was recently swapped with the city so the city can construct a driveway directly from Rockaway Road to the lower activity fields in the Meade Memorial Park.

The LUC-20 district was approved 13 years ago, in 2007. The approved master plan included the Somerby development on the northwest side of Rockaway Road, and 30 age-restricted condominiums on the southeast side of Rockaway Road, said city Director of Planning and Development Robin Cailloux.

The property is located on the southeast side of Rockaway Road, across from the entrance into Somerby. Although the property is nearly 28 acres, only about 6.3 acres are developable due to environmental conditions, said Cailloux.

Applicant Lot Gather LLC is requesting that three modifications be made, including lifting the age restriction for the residential units.

In addition to the rezoning, the applicant is requesting two additional modifications which include removing the curb-cut alignment condition and modifying the 50-foot landscape buffer along Rockaway Road.

Planning staff recommended approval, and planning commissioners agreed.

The request will go before the City Council.
