The Fayetteville City Council on Aug. 1 will hear the final reading of a rezoning request that would lead to the construction of a 60,000 sq. ft. professional office building on Veterans Parkway near the intersection with Ga. Highway 54 West in Fayetteville.
There were no public speakers at the initial July 18 public hearing.
If approved Thursday, the development would be the first in the large triangular area of land west of Piedmont Fayette Hospital that is bordered by Hwy. 54 West and Veterans Parkway.
Applicant Randolph-Williamson is requesting rezoning of 6.03 acres from R-70 (single-family residential to OI (office institutional). If approved, a 2-story building totaling 60,000 sq. ft. would front Veterans Parkway a short distance from the intersection with Hwy. 54 West.
The applicant is requesting 300 parking spaces.
The city’s comprehensive plan places this property in the Business Park character area, city planning staff said.
Business parks are intended to maximize the potential for job creation. This classification is for land dedicated to offices, research and development, healthcare and education. It will be supportive of other related uses such as hotels, restaurants and small scale retail, staff said.
Business Park sites will typically be over five acres and master planned to have easy internal circulation in a planned campus atmosphere.
Staff recommended approval since the request is consistent with both the comprehensive plan and the future land use map.
