Pulte Homes runs into disapproval for MacDuff Parkway Everton plans

The concept plat proposal by Pulte Homes for Phase 6 of the Everton subdivision along MacDuff Parkway in Peachtree City got a “no” vote on June 11 from the Peachtree City Planning Commission. Commissioners said the proposal did not conform with the previously adopted master plan.

Senior Planner Robin Cailloux at the meeting noted that Phase 6 is situated on the east side of MacDuff Parkway. The proposal keeps stormwater on the property rather than diverting it off-site and removed one of the three intersections, causing staff concern over issues such as the affect to traffic patterns. Staff also noted the lack of connection to multi-use paths.

Cailloux said the concerns led staff to believe that the concept plat did not meet the conditions on the zoning conditions, resulting in staff being unable to recommend approval.

Ridge Planning and Engineering representative Mike Haponski told commissioners that the Pulte Homes representative could not be at the meeting due to family issues.

Haponski said that though Pulte is still negotiating with Wynn’s Pond property owners to have stormwater diverted to that area, the company decided to leave themselves the option of handling stormwater on-site, which would require larger retention ponds and the redistribution of lots.

Commissioner Lisa Curtis during the discussion said she was concerned about losing one of the intersections, according to commission meeting minutes.

Commissioner Paul Gresham said he could not support removing design concept and changing the overall plan due to the need to accommodate stormwater ponds, staff records said.

Commissioner Jack Bernard questioned why a Pulte representative could not be at the meeting, while Commissioner J.T. Rabun noted his belief that the conceptual plat strayed too far from the original concept, meeting records said.

The issue culminated with a motion, and a unanimous vote, to disapprove the conceptual plat application because it was not in conformity with the previously adopted master plan.
