Rezonings on agenda in Fayetteville Thursday

Two rezonings that could change the look of northern Fayetteville will be heard by the Fayetteville City Council Thursday night.

The rezonings are being considered as one item and consist of 35 acres on Ga. Highway 85 North, across from Lowe’s and Aldi.

The applicant, Brent Holdings LLC., is requesting to rezone rezoning of 14.389 acres from R-22 (Single Family Residential) to C-3 (Highway Commercial), to develop multiple retail sites. At this time, three restaurants, a gas station, a bank, and one free standing retail property are proposed to front along Hwy. 85.

The applicant is also requesting rezoning of 21.479 acres, behind the retail sites, from R-22 (Single Family Residential) to R-THC to develop 68 townhouses with rear entry garages.

At the Jan. 23 meeting, the Planning and Zoning Commission recommended denial of the rezoning of the property to C-3 and R-THC.

In its report to the council, the staff also recommends denial because it is not consistent with the city’s comprehensive plan.

In other action, the city will consider approval of the city’s strategic plan, along with updating its development agreement with Pinewood Forest. One of the changes in the agreement allows commercial and business uses to include educational uses, provided the educational use meets the definition of business used by occupancy.

The City Council meets at 6 p.m. at City Hall.
