The developer of The Gates subdivision on June 1 got a recommendation of denial by the Peachtree City Planning Commission for a text amendment that would have reduced the front and rear setbacks on a number of lots in the subdivision on the city’s south side.
The recommendation for denial came on a 4-0 vote.
A request by builder Bob Rolader asked that 60 of the 88 lots in The Gates subdivision on Ga. Highway 74 South have the front and rear setbacks reduced by 10 feet.
Rolader in the letter said many of the current and prospective homeowners desired increased building footprints to accommodate features such as extended front porches, three-car garages, golf cart garages, enclosed or covered porches and outdoor fireplaces.
The site was annexed into the city in October 2012 and zoned LUR-16 (limited use residential) and OI (office-institutional).
The minimum front setback is 30 feet, the minimum side setback is 10 feet with 20 feet required between buildings and the minimum rear setback is 30 feet, though lots that adjoin the 50-foot city-owned greenbelt require a setback of 40 feet, staff said.
The final plat for Phase 1 was recorded in July 2014 and includes 29 lots. Twenty-six of the homes are currently occupied or under construction.
City planning staff generally supported the setback reduction, noting that The Gates is zoned LUR which allows the city to adopt site-specific zoning criteria, adding that, if approved, the setback reduction would be applicable only to The Gates.
Though staff recommended approval, it came with a suggestion that the 14 specific lots that share a common rear property line should remain at 30 feet since those lots are developed.
The request will go the City Council on June 18.
