A proposal to rezone nearly 19 acres behind the Publix shopping center and Tractor Supply store at Thomas Crossroads from RC (rural conservation) and C-6c (to minor shopping center) for use as an assisted living complex received unanimous approval April 22 by the Coweta County Commission.
County Planning and Development Director Robert Tolleson said the submitted site plan incorporates three single-story structures. Each structure will provide a home for 80 residents, with staffing of 18. The brick and colonial rendering submitted will provide a residential design that will make for a warm, inviting look while providing a much-needed product for the aging population.
“The proposed assisted living complex will provide a transition from single-family residential to commercial retail and services,” Tolleson said.
Tolleson said the design will provide access via a 60 feet of ingress and egress easement to Glenda Trace. A second ingress and egress access point will run via Marketplace Drive into the complex.
Parking will be designed towards the rear of the shopping center and provide a residential setting of landscaping around the facilities. A 50-foot vegetated buffer will adjoin the northern property line which separates this development from Thomas Crossing subdivision, said Tolleson.
Property owner Dr. Vijay Tummala said the three proposed assisted living buildings would be phased-in as needed. Tummala said residents would be able to access the adjacent retail venues.
The acreage was previously outfitted with an on-site de-centralized wastewater treatment system. That system will be removed because the development will tie-in to the county sewer system available at the adjacent shopping center.
The planning department recommended approval of the project. Commissioners agreed, voting unanimously to approve the rezoning request.
The approval came with several conditions recommended by the planning department and an additional requirement that a security fence be installed in the buffer area.
