In its bid to win approval for a new convenience store/gas station on Ga. Highway 54 West in Peachtree City, RaceTrac has removed a red stripe that was initially proposed for the canopy over the gas pumps. The change was one of several recommended by the city’s planning commission and subsequently adopted by RaceTrac.
The company is hoping to win approval for a conceptual site plan for a 5,928 sq. ft. facility that will be located right off the highway, served by a right-in, right-out access on Hwy. 54 and also by a curb cut on Line Creek Parkway.
The commission is slated to vote on the conceptual site plan for the building Monday night at 7 p.m. at City Hall. The parcel is already zoned for general commercial use.
The proposed stone and brick exterior of the building won informal approval from commissioners when the plans for the 2.14 acre parcel were reviewed last month.
The plan shows 10 double-sided fuel pumps. Also on tap are umbrella-shaded tables for outdoor seating, as the company is using the store as a new prototype for its “neighborhood market” concept, according to RaceTrac officials.
Changes to the site plan at the commission’s recommendation include adding faux windows on the rear of the store and three golf cart parking spaces to the side parking lot.
The company has also made changes to the proposed exterior lighting of the building and underneath the gasoline canopy to comply with the design guidelines for Ga. Highway 54 West and also the city’s lighting ordinance.
While RaceTrac can’t limit fuel delivery hours, it will restrict other store deliveries to between 5 a.m. and 11 p.m., according to a memo the company sent to the city.
According to city staff, RaceTrac has petitioned the state Department of Transportation for the right-in, right-out curb cut. DOT in turn may require a traffic impact study.
