John Wieland Homes will go
before the Fayette County Planning Commission Thursday with a rezoning
request for the county portion of a much larger Peachtree City subdivision.
The commission meets at 7 p.m.
Thursday at the County Administrative Complex.
Fourteen homes on two-acre
lots, plus a 7.3-acre recreation center to serve the entire Inverness
subdivision and a 20-acre elementary school site are included in the plan
for 80.65 acres on a planned extension of MacDuff Parkway.
Wieland is asking that the
property's zoning be changed from A-R, which requires a minimum of five
acres per home, to R-75, which allows two-acre home sites and requires
that homes be at least 2,500 square feet.
As part of the Katz property
in that straddles the Peachtree City limits, the 14 homes would be added
to 336 homes inside Peachtree City to make up the Inverness subdivision.
The Peachtree City Council
is considering lifting a multifamily housing rezoning moratorium this
Thursday to accommodate a John Wieland request for townhomes in the subdivision.
See related story on Page 3A.
A recreation amenity would
include a cabana, tennis courts, a pool and a tot lot.
The Planning Department staff
is recommending approval, with four conditions:
An inter-local agreement must
be approved in which Peachtree City agrees to provide emergency services.
A pedestrian crossing must
be built to provide safe access to the recreation center across MacDuff
Parkway.
Buffers must be included on
MacDuff next to the residential lots and recreation area.
No residential lots may have
direct access to the parkway.
Commissioners also will consider
John Davis' request to change the zoning of four tenths of an acre on
Kenwood Road from A-R to R-45, which allows homes on one-acre lots.
Bethlehem Baptist Church wants
to add the property to its 4.5-acre tract to build a church.
The Planning Commission's recommendations
on the two requests will be passed on to the County Commission for consideration
at its Jan. 25 meeting, 7 p.m. at the County Administrative Complex.
Planning commissioners also
will consider two preliminary plats: a nine-home subdivision on 23.6 acres
on Ga. Highway 92 north being developed by Daprano Homes Inc., and a 69-home
neighborhood on 123.8 acres on Milam and Coastline roads, owned by Frank
Flanders.
The Planning Commission is
the final authority on subdivision plats.
