Mixed-use plan starts with 26 homes in mid-400s —
The conceptual plat submitted by Scott Bradshaw for the 28-acre Smokerise Corners and Bradshaw Corners commercial and residential development on Ga. Highway 54 East was approved Aug. 13 by the Peachtree City Planning Commission.
Annexed into the city in 2018, the 28.3-acre property is bordered by Hwy. 54 East and Sumner Road.
The mixed-use development proposed by Bradshaw Family LLLP will include 26 single-family homes averaging $450,000, along with 30,000 sq. ft. of retail, 30,000 sq. ft. of office space and 37 percent greenspace.
The commercial area will be accessed by Ga. Highway 54, for which there is a current median cut in place.
The residential portion will be accessed by Sumner Road.
Bradshaw said that the residential will be the first to develop, based on current market demand and a waiting list.
The property was annexed into the city in 2018.
Bradshaw in meetings last year said the project would represent $20-25 million in capital investment, and would provide new jobs, sales tax and property tax. He said the 28.3-acre property generated $4,289 in property taxes each year. Under the development proposal, the property would generate approximately $282,000 in yearly property taxes, he said.
