PTC plans open space rezonings

Peachtree City planning officials are proceeding with the rezoning of nearly 600 different parcels currently zoned open space to more accurately reflect their use.

In each case, the property will be rezoned to open space-conservation or open space-public. The OS-C designation is for property that is to remain undeveloped such as greenspace, and OS-P is used for publicly-used facilities such as schools, city recreation areas including ballfields and parks, golf courses and churches.

The rezoning will affect about 598 parcels of land and a total of just over 3,800 acres, city officials said. The lion’s share of these parcels are tracts of greenbelts that have been dedicated to the city over the years, said Community Development Director David Rast.

At Monday night’s planning commission meeting, commissioner Joe Frasar asked if the city would be making any type of notice to any of the residents of adjacent property that is being rezoned.

It was acknowledged that mailing such notices would be onerous and time-consuming, but the city will place a notice in the weekly Update email newsletter and already has published a public notice in the county’s legal organ, Rast said.

The rezonings will be accomplished by adopting a new updated zoning map for the city as well as a new land use map that will also reflect the changes, Rast noted.

The city is using GIS technology to firm up the maps so they will truly reflect the existing zonings and land uses on any given parcel, officials said.
