The rezoning request by Apsilon Hotels LLC that would establish a Marriott Residence Inn in the Kedron Office Park has been continued until the Jan. 15 meeting of the Peachtree City Council.

The rezoning request for the 6.52-acre tract in the Kedron Office Park off North Peachtree Parkway near Ga. Highway 74 was scheduled to be heard at the council’s Dec. 18 meeting but was continued at the request of the applicant.

City Planner David Rast in Dec. 11 letter said Apsilon, based on comments received Dec. 8 from the Planning Commission and members of the public, revised its initial application to include no more than one all-suites hotel. The two remaining building pads on two lots owned by Apsilon will remain undeveloped until such a time a suitable office use could be found for those tracts, Rast said.

Apsilon at the Dec. 8 meeting of the Planning Commission withdrew its earlier proposal to have two of the three remaining undeveloped pads rezoned LUC (limited use commercial). As a result, the only consideration before the council deals with the rezoning request for the northernmost pad on 6.52 acres on which the 62,000 sq. ft Residence Inn would be located. Prior to Dec. 8, Apsilon had requested the two remaining tracts be included in the LUC request to potentially construct an 8,000 sq. ft. banquet center and a boutique hotel on the two other previously-approved pads at the office park.

Apsilon is now requesting that only the lot for the Marriott Residence Inn be rezoned under the LUC designation.

Rast in a previous meeting said the LUC zoning designation is more appropriate for the site.

“LUC is more site-specific and wouldn’t require a text amendment in OI zoning,” Rast said. “So it wouldn’t open up other areas of OI that might not be suitable for hotels.”

Planning commissioners on Dec. 8 on a 3-2 vote agreed to recommend approval of the rezoning request with more than a dozen conditions. Staff also recommended approval of the rezoning request for the all-suites hotel site.

The conceptual site plan for the Kedron Office Park was approved in December 2005 and identified 126,000 sq. ft. of office space in four buildings and 467 parking spaces.

Though only one building was constructed, the parking and other infrastructure has long been completed.

The Hilton Garden Inn is Apsilon’s other hotel property in Peachtree City.
