New office, daycare headed for PTC

The Peachtree City Planning Commission on Oct. 10 heard a proposal to construct an office and exercise studio building along Georgian Parkway and another to construct a day care facility at Braelinn Office Park.

Presented by architect Jefferson Browne, the 8,000 sq. ft. exercise studio and office building is proposed for Georgian Parkway at the intersection of the access drive to Kedron Village Shopping Center and would be across the drive from Trek Bicycles.

The proposed development is situated on a .83-acre tract and, due to the property’s steep topography, would be better suited for access from Georgian Parkway. Planning staff noted that there are no ordinance provisions restricting access from Georgian Parkway.

The motion to approve the conceptual site plan was 4-0, contingent on the developer successfully working out issues with parking spaces and cart path access. Browne will work with planning staff while preparing the final site plan and hydrology study.

Commissioners at the meeting also approved the conceptual site plan and elevations for a freestanding Goddard School day care facility totaling 8,725 sq. ft. on a 1-acre tract in the Braelinn Office Park adjacent to the shopping center.

The proposal by Browne included a variance request pertaining to a front parking setback. The variance request, recommended for approval by commissioners on a 4-0 vote, will be heard by the City Council on Nov. 3.

Senior Planner David Rast said the site is the last remaining tract in the office park, adding that Goddard had been looking at the site for some time.

The building exterior will feature cultured stone, Hardieplank siding and architectural shingles.
