A July 11 proposal to replace the metal roof at the Westpark Walk retail area at Ga. highways 54 and 74 with architectural shingles was continued after planning commissioners were dissatisfied with the plan, calling it a downgrade.
Senior Planner David Rast at the outset said the city had been contacted by CORO Realty, explaining that the metal roof and supporting structures are failing, adding the company’s comment that the best course of action is to replace the metal roof with architectural shingles.
CORO representatives said portions of the support structure under the metal roof are leaking and there are too many leaks which are beyond repair.
CORO said replacing the metal roof with architectural shingles would cost $600,000-800,000 and that replacing it with another metal roof would be cost prohibitive.
The proposal also included a dark red accent stripe positioned horizontally across the buildings to break up the expanse of the shingles.
Planning commissioners did not like the architectural shingles or the accent stripe. Project representatives said the company could forego the stripe.
As for the substitution of architectural shingles for a metal roof, commissioners said they considered such a move to be a downgrade in the highly visible retail area located at highways 54 and 74.
“This is an important area of the city and I hate to see it downgraded,” said Commissioner Lynda Wojcik in a position echoed by others on the commission.
The commission agreed to continue to item to provide CORO time to return with additional clarification on the proposal.
