The long-planned retail area on Peachtree City’s west side is undergoing a review of its final site plan. The Overlook will add 98,000 sq. ft. of retail space at Ga. Highway 54 West and Line Creek Drive along with a RaceTrac station and a Chick-fil-A restaurant, said Peachtree City Senior Planner David Rast.
Consisting of two buildings, the overall development will include 3-4 mid-size anchor tenants and smaller retail shops. The rear building will include approximately 88,000 sq. ft. of retail while the building in closer proximity to Hwy. 54 West will include approximately 10,000 sq. ft. tenant space.
“Trinity Development is in the final stages of negotiating leases with a number of national tenants and is expected to make an announcement within the next few weeks as to which tenants will be located within the center,” Rast said.
In another area of the development and situated along Hwy. 54, the final site plan for the Chick-fil-A and RaceTrac Neighborhood Center developments have been approved and the land disturbance permit has been issued for both projects, said Rast, adding that construction is anticipated to begin in September.
The Chick-fil-A restaurant will total 4,927 sq. ft. with 132 indoor seats and 31 seat outside.
The RaceTrac station wil total 5,928 sq. ft. and will be outfitted with 20 pumps.
As a part of the development, an access road will be constructed through the Line Creek Nature Area connecting The Overlook to the MacDuff Crossing retail center. This road connection will allow safer access into the Line Creek Nature Area along with allowing traffic to enter and exit the retail centers using the existing traffic signal at the Hwy. 54 and MacDuff Crossing intersection.
Rast said city staff is currently reviewing the final site plan for the development.
