Somerby is expanding

Dominion Partners, a best-in-class multifamily and senior living property developer across the Southeast, currently has significant projects underway in Georgia and Florida.

The company has owned its land in Peachtree City, about 25 miles south of Atlanta, since 2007. The decision was made to split the planned Somerby of Peachtree City senior living community into two phases after the economy crashed in 2008.

“We had to just sit on that 23-acre site for multiple years. Fortunately, our lender worked with us to subdivide the site into a phase one and phase two,” says Al Worthington, Principal and CEO of Dominion Partners.

Phase I, currently in lease-up, has 72 Assisted Living and 24 Memory Care apartments. “I think the Somerby of Peachtree project has turned out incredibly well,” continues Worthington. “One of the things we really did to improve our product was shorten our corridors so that there was less walking distance for the residents. We have natural light at the ends of the hallways and also widened the corridors. That has been a great change for the better in our healthcare units.”

Last September, Dominion Partners broke ground on the $25 million Phase II of Somerby of Peachtree City which is expected to reach completion in the fall of this year. The 13-acre project will add a four-story building with 101 one to three bedroom Independent Living units as well as nine villas which will provide flow for the existing Assisted Living units created in Phase I.

Mr. Worthington credits the talent and experience of his team for Dominion Partners’ continued success. “I’ve personally been in the business around 33 years, and we have a lot of our team who have been in the business for more than 20 years. We started the company with a little over 100 people when we split from our previous company in 2006 and started Dominion. The fact that we’ve been together for so long allows us to have a lot of stability and confidence in each other.”

The company is also developing a property in Florida called Somerby of Santa Rosa Beach. The $13.8 million project includes 52 Assisted Living and 24 Memory Care apartments.

The primary goal for Dominion Partners is to be the standard in senior living by which all others are measured. “We want Somerby Senior Living to be considered one of the best operators of senior living in the country,” says Worthington. “We’re not trying to be all things to all people. We don’t need 100 properties, but we do want to be the best at what we do with the properties we have.”
