The Peachtree City Planning Commission Monday night gave a unanimous thumbs-up to the conceptual site plan that would have the former Kentucky Fried Chicken building at the corner of Georgian Park and North Peachtree Parkway demolished and replaced with a Chase Bank.
The 1.39-acre property is zoned General Commercial (GC). Plans include constructing a 3,421 square-foot bank building with a separate drive-through area that would be served by pneumatic tubes. The bank would serve more as a mortgage operation than a general banking location, project representatives said.
The project will add underground stormwater detention, whereas the site currently has no stormwater detention facility at all.
Plans call for the bank building to be situated on the north side of the property near Peachtree Parkway, with parking to be located behind the bank on the south side of the property and the drive-through area to be located on the west side.
The approval came with seven conditions agreed to by the applicant. The final condition, one the surfaced at the meeting, prohibited the use of up-lighting on the building’s exterior.
Though the landscaping plan will be discussed at a future commission meeting, renderings of the proposed project showed a wealth of plant material on the site, especially along Peachtree Parkway.
The proposal is headed to the City Council on Aug. 1 for a variance request pertaining to vehicle parking. Planning and Zoning Administrator David Rast said current ordinance standards require no more than 18 parking spaces but the applicant has requested 30 spaces.
