The large annexation of properties on Fayetteville’s northwest side is underway. Aspects of the proposed development for the area, specifically the Pinewood Atlanta studios property, will be the topic of a July 11 meeting to forge an intergovernmental agreement between Fayetteville and Fayette County.
Fayetteville Community Development Director Brian Wismer said the site plan for the Pinewood Atlanta development currently under construction was previously approved by Fayette County and subject to a series of conditions.
“In the interest of continuity and to minimize disruptions to a development currently under construction, the city is currently developing an intergovernmental agreement (IGA) with Fayette County to allow the county to complete the permitting and inspection of the Pinewood Atlanta first development phase as approved,” Wismer said.
Pertaining to the IGA, Wismer said county staff has also proposed the delegation of other public services be considered such as road maintenance of Sandy Creek Road and Veterans Parkway, public safety first response, and permitting/inspection of future building phases of Pinewood Atlanta.
In an effort to work through these issues, a joint work session with city and county public officials is tentatively scheduled for July 11. At this meeting, an update on the progress of the master plan and zoning overlay district for the area will be provided, Wismer said.
“Regarding conditions placed on the annexation, the city should incorporate most of the county’s site development conditions into the annexation of the Pinewood property to ensure that the original vision is maintained for this development,” said Wismer. “In addition, for all of the properties (in the annexation proposal), the county has outlined other conditions relating to the construction, connection and reimbursement for sewer services, future sewer easements, right-of-way deeds and property dedication for a public safety building.”
For the remaining undeveloped properties, Wismer said city staff has prepared a separate list of annexation conditions which include sewer easements and an agreement that all future development will be done in accordance with the city’s master plan for the West Fayetteville area.
