Senior residential development underway

Construction of a senior citizen residential complex off Ga. Highway 74 south in Peachtree City is now chugging along.

The Somerby at Peachtree City development, once complete, will include a total of 310 units, split up among 74 age-restricted assisted living units, 30 condominiums and 136 apartments.

The 25-acre tract was rezoned from general industrial in 2007 to make way for the Somerby development. Prior to that action, the city had the tract earmarked for single family medium density development on the city’s land use plan.

The project had been on hold when the economy stagnated in 2007 but this year has seen the project move ahead in earnest as developer Dominion Partners LLC has already graded the site and is working on the curb and gutter installation.

“They are really moving forward and making good progress,” said City Planner David Rast.

In addition to the 25 developed acres on the site, another 78 acres of wetlands will remain untouched.

Deed restrictions require residents to be 55 and older, but the average age of the company’s communities is around 75, officials said in 2007.

The property will be accessed off Rockaway Road and will be located behind a planned retail center that so far has just one outparcel constructed: an AutoZone auto parts store.
