Senoia OK’s new commercial area on Hwy. 16

The Senoia City Council on April 21gave unanimous approval of the preliminary plat for phase 1 of the Village West commercial center on Ga. Highway 16 on Senoia’s west side.

The 17.06-acre commercial site is part of a larger 88.64-acre tract annexed into the city in 2011, said City Manager Richard Ferry.

The 2011 annexation required that the property contain a zoning mix of General Commercial (GC) in accordance with the architectural and landscaping features on the Ga. Highway 85 and Ga. Highway 16 Commercial Overlay and Conservation Subdivision District (R40C), according to city documents.

Additional requirements approved Monday night included the installation of city sewer and a 50-foot landscape buffer.

Situated on the south side of Hwy. 16 and just west of Rockhouse Road, the preliminary plat shows the 17-acre site divided into eight parcels ranging from 1.15 acres to 3.3 acres.

Four of the lots will front Hwy. 16 while the four remaining lots are located on the south side of the property. A stormwater management pond will be located on the larger 3.3-acre lot on the development’s southeast side.

Contacted Wednesday, Mayor Larry Owens emphasized the council’s requirement that there will be no entrance or exit from Rockhouse Road. The only ingress and egress will be from Hwy. 16, Owens said.

The plat includes the installation of an interparcel access road, Village West Drive, which will intersect with another new street, Village West Way. Both new streets will link up with Village Circle immediately to the north on Hwy.16.
